Read the Fine Print

You’ve gotta love this. A person selling a website states revenue and traffic data, and it looks pretty good. Turns out that if you don’t read everything carefully, you might miss the fact that the data pertains to a different site with similar characteristics. You see these kind of shananagins (sp?) all the time. “Another site I owned just like this one made $x so this should do the same.” Guess what? I might have an auction site but I sure as hell don’t expect it to perform like ebay!
The example below suffers from another major red flag when buying websites: too much hype!
While I’m pointing out red flags, which I so often do, here’s another one. The word “potential” is a near deal breaker for me. I’ll save my explanation for the next post.

The following numbers are from our use of a similar website::
AVERAGE MONTHLY REVENUE: $1,900 — $3,000
UNIQUE MONTHLY VIEWS: ~10,000-25,000
MONTHLY COST: Hosting ($12.99 – ((NOT SUPPLIED IN THE AUCTION))
This website was one of our first web projects we made working with the Google Adsense program. This website has targeted a high paying keyword which pays roughly $0.40 per click. Smart Pricing has actually helped our cost per click increase due to our quality traffic. Our monthly Adsense income averages around $3371 per month. Here is a screen shot from the last 3 days of this past January (Our last recorded dates)
The website has received roughly 20,000~25,000 unique hits per month via FREE advertising.
I have no doubt that somebody could easily double or triple that number through web optimization.
In addition, if you’re able to find even better advertising venues, you could easily make much more!! (Also, you could try affiliate programs!!)
If you dont make $50 the first two days Adsense is on the site,
